Landlord and Tenant Act 2022

Landlord and Tenant Act, 2022 (Act No. 8 of 2022) governs all tenancy relationships in Uganda, replacing the outdated Rent Restriction Act (Cap. 231). The law harmonizes the rights and obligations of landlords and tenants for both residential and commercial premises.

Main Highlights:

• All tenancy agreements of 25 currency points or more must be in writing.
• Rent increases are limited to 10% per annum with at least 60 days’ written notice.
• Landlords must issue rent receipts and refund deposits within 45 days after tenancy ends.
• Security deposits are capped at one month’s rent.
• Unlawful evictions attract compensation up to three months’ rent.
